Is Investing in Real Estate in Kenya Worth the Risk? Introspective questions

Think critically, not fearfully

Have you listened to a politician discouraging you from investing in real estate? Have you believed him? What does he know about the laws stopping banks from owning real estate and the requirements in the pension/insurance industry to allocate about 20% of their investment to real estate?  Do you think that all these people who are building flats and own houses don’t know that they can get a higher return if they invest in the stock market or in Government bonds?

Where will the 500,000 people who move into Nairobi every year live if we all take our money to buy intangible assets? Have you heard of the saying that money doesn’t like noise? Do you think there is a landlord who will come out openly to say that they are making 20-25% return on their investment and they have a waiting list of potential tenants? Do you think a landlord would be borrowing money at 18% from the bank in order to make a 12% return? Would the bank even agree to lend him?

Would you be open-minded to hearing from a real estate advisor (Registered Valuer and Registered Estate agent) with more than 15 years of experience? If I can show you the other side of real estate, will you consider diversifying your investments?

Just imagine living in your own compound in a gated estate with good security and amenities for yourself and your kids? A safe place where your kids ride their bikes freely and you can take evening walks holding your partner’s hand as you discuss how your day was? Imagine owning an aparthotel where a global brand is managing your apartment and you are getting a return higher than treasury bills and bonds as your property appreciates in value? Imagine coming home for your summer break, and staying at your furnished apartment that makes money for you throughout the year? Imagine having a plot/apartment for each of your kids and you know that when the time to take them to their dream university comes, you will sell it and pay the full fees, or you will keep it as an inheritance for them?

What will you show for the many years that you worked and sacrificed a lot? Will it just be shares whose price can be affected by a tweet or global politics? Will it be bonds whose real value can be eroded by inflation? Real estate is not just an investment — it’s your legacy. It’s a home. It’s security. It’s peace of mind.

What per cent of your investments is in a REAL asset?

Nairobi has been called the Dubai of East Africa. Will you miss out on the opportunity to invest in it and in the upcoming cities like Tatu City and Northlands? By the way, did you know that Tatu City and Northlands each have their own private airstrips and are now open for investment?

A 9.5% mortgage from KMRC for up to Kes 10.5M is on the table. Will you seize the opportunity or look back later with regret?
